OUR STEP-BY-STEP PROCESS

We've refined our process to ensure every project runs smoothly from initial contact to final handover. Here's what you can expect when working with SM Projects.

Your journey begins by reaching out through our contact form, phone, or email. This initial enquiry helps us understand your project vision and requirements at a high level.

We'll respond promptly to schedule your consultation and begin gathering preliminary information about your project scope, timeline, and budget expectations.

The first step is for us to book an initial consultation with you. Here we can simply come out and introduce ourselves. You can meet owner Troy and discuss the vision for the project, concerns, experience, and who you generally are, as getting to know us and us getting to know you is very important.

During this consultation, we will take a look at the site, take some notes on services and logistics, discuss your goals, and answer any questions you may have about building in general or building in today's market.

You may have already engaged an architect and had a design or concept design completed. This is absolutely fine, and we can get started with a review of those concepts. If you do not have a design or plans yet, we can put forward some recommendations around what architect we think would fit your budget, personality, and vision best. We have worked with some of New Zealand's best established and up-and-coming architects, and just like builders, they are all very different in the way they do things.

Once our consult is completed, we will establish your client file within our CRM and kick off our relationship with an E-introduction document about SM Projects and the next steps you need to take.

If you don't yet have architectural plans, this is the stage where your vision takes shape. We can recommend trusted architects who align with your project style and budget, or work with your chosen designer.

During the design phase, we provide constructability advice and preliminary cost guidance to ensure your design aligns with your budget. This collaborative approach helps avoid costly redesigns later in the process.

We stay involved throughout the design stage, reviewing plans as they develop and providing feedback on materials, methods, and potential cost implications.

Once plans are finalized, our quantity surveying team prepares a comprehensive and detailed cost estimate. This includes a complete breakdown of materials, labor, and all project costs.

We provide transparent pricing with clear explanations of all costs. Our quotes include allowances for fixtures and fittings, with guidance on upgrade options if you want to enhance certain elements.

We'll review the quote with you in detail, answer any questions, and discuss any adjustments or value engineering opportunities to align the project with your budget.

Once you're happy with the quote and ready to proceed, we prepare a formal building contract. We use industry-standard contracts that protect both parties and clearly outline scope, pricing, timelines, and payment schedules.

Simultaneously, we manage the building consent process with the council. This includes compiling all necessary documentation, coordinating with consultants, and liaising with council to ensure timely approval.

We keep you informed throughout the consent process and prepare for construction to begin as soon as consent is granted.

This is where your project comes to life. Our experienced team begins construction with site establishment, working through each stage methodically—from foundations and framing to interior fit-out and finishing touches.

Throughout construction, we maintain regular communication with progress updates, photos, and site meetings. We coordinate all trades, manage the schedule, and ensure quality control at every stage.

We keep the site clean and organized, minimize disruption if you're living nearby, and address any questions or concerns promptly. All council inspections are scheduled and managed to keep the project moving forward.

As construction nears completion, we conduct thorough quality checks and prepare for final inspections. We create a defects list and address any minor items before your final walkthrough.

Your handover includes a comprehensive walkthrough of your completed project, where we explain systems, provide maintenance information, and answer any questions about your new space.

We provide all relevant documentation including warranties, compliance certificates, and Code of Compliance Certificate. Our relationship doesn't end at handover—we're here to support you with any questions or warranty items that may arise.
